Apartment REIT IRET Adjusting to Major Changes

Mark Decker Jr., president and CEO of IRET (NYSE: IRET), joined Nareit for a video interview at REITworld 2017.

IRET focuses on the ownership, management, acquisition, redevelopment and development of multifamily apartment communities.

Decker took over as president and CEO of IRET in April. He noted that the company’s management team has undergone substantial change in the past six months, as a new CFO and general counsel have also been appointed.

In recent decades, REITs have grown rapidly in significance. The most notable evidence of this increased stature was the 2016 decision to establish Real Estate as a separate sector in the Global Industry Classification Standard. With more attention being paid to this substantial business sector, it is natural that more attention will also be paid to the governing boards of these publicly traded companies.

Boston Properties CEO Says Tenants Driving Demand for Mixed-Use Development

Owen Thomas, CEO of Boston Properties (NYSE: BXP), joined Nareit for a video interview at REITworld 2017.

Boston Properties owns and develops class-A office properties, with a significant presence in Boston, Los Angeles, New York, San Francisco and Washington, D.C.

Thomas commented on the growing popularity of mixed-use developments.

“We are increasingly seeing demand for properties that have all different kinds of uses…tenant demand is driving mixed-use,” Thomas said.

REITs Outperforming Sector’s Long-Term Average in 2017

REITs have outperformed the industry’s long-term average in 2017 despite underperforming the broader stock market, according to Brad Case, Nareit senior vice president for research and industry information.

As of Dec. 15, total returns of the FTSE Nareit All REITs Index were 10.2 percent for the year.

Returns in the broader market were dominated by large-cap stocks, especially tech stocks, Case said. That, in turn, made REIT investments look relatively weak.

Green Street Analyst Sees Limits to Demographic-Driven Demand Forecasting

Bragg leads Green Street’s strategic research efforts, focusing on broad topics that have implications across property sectors and markets.

One topic that Green Street has focused on lately is Amazon’s decision to establish a second headquarters outside of Seattle. Rather than looking at the likely candidates for the new headquarters, Bragg said Green Street has concentrated on the negative implications for Seattle.
